OS K.K. carries out restoration and interior works in Tokyo. From hanging new wallpaper after a tenant moves out of a rental home, to stripping an office back to shell — our work is about handing a building on to whoever uses it next.
The hard part of this job is that some things cannot be known until you open them up. It is not unusual to find damage to the substrate only once the wall or floor comes off. What matters to us is that we tell you when that happens, rather than hide it, and that the decision about how to proceed is yours.
Nothing on site should come down to who said what.
Japanese is not my first language, and when I started in this business the hardest part was never the construction — it was the talking. Something gets agreed out loud, nothing is written down, and later the two sides remember it differently. That is just as hard on the client as it is on the crew.
So we work with a system that keeps the photos and the progress. How far the work has got. Why the extra work became necessary. When it is there in pictures and in writing, people can look at the same thing and talk about it — whichever side they are on, whichever language they speak.
I can speak English, Tagalog and Japanese myself, and where another language is needed we will work through translation until it is understood. When an owner or a tenant does not speak Japanese, we step in so that the conversation about who pays for what does not turn sour.
Our job is to hand a building on to the next person. And to leave no unnecessary worry behind once we have. That is how we see our part in it.
