Restoration is not a job that is done well simply because it was done fast. It is done when the next person who views the unit thinks: this is clean.
And while we do it, you can see how far along we are — photos come to you from the site-management system we use. If the schedule looks like it may move, we tell you then.
What we take on
- WallpaperWALLPAPER
- From standard papers to functional ones, proposed after we have looked at the condition of the substrate.
- FlooringFLOORING
- Cushion floor, floor tile, sheet vinyl, carpet and timber flooring.
- Decorative film (Di-Noc and similar)SHEET
- Film applied to doors, frames and counter tops. Because the existing item stays in place, it can cost less than replacing it.
- Touch-up paintingPAINTING
- Mostly the partial repainting that restoration calls for — worn interior joinery, metalwork, and areas where marks show. We can match an existing colour.
- Fit-out & carpentryFIT-OUT
- Swapping taps, replacing kitchens, building shelving and substrates. Anything touching the water supply is carried out by a licensed partner. Interior and fixtures handled together, not split between contractors.
- Electrical work (through partners)ELECTRICAL
- Replacing sockets, switches and intercoms. The work is carried out by licensed electrical contractors we work with; we handle the coordination, so you deal with one company rather than one per trade.
- Office & shop restorationOFFICE & SHOP
- Removing partitions and raised floors, reinstating services, full strip-out back to shell. We can help prepare the works plan too.
- Small repairsSMALL REPAIR
- A hole in the wall, a door that will not sit right, a floor that creaks. One spot is enough.
From enquiry to handover
Enquiry
Reach us through the chat or the contact form. We will ask about the type of property, where it is and when you need it.
Site visit
We arrange a time and come to look — the condition of the substrate, access for materials, anything that affects the figure.
Estimate
We put together an estimate based on the visit. Before you commit, we explain the scope and what the figure is based on. If you need the breakdown split out for internal approval, just ask.
Order & schedule
We explain the start date and the order of works before we begin. Where neighbours need to be considered, we agree the approach with you in advance.
On site
Progress is reported with photos through the site-management system we use. If damage to the substrate or anything else means extra work, we send the photos and wait for your decision before starting.
Completion & handover
We walk through the finished work with you. If something bothers you afterwards, we come back and put it right.
We quote after seeing the place
What restoration needs depends on how worn things are, the state of the substrate and the size of the rooms. A flat price list would only mislead, so we quote after a site visit. There is no charge for the estimate or the visit — and you do not need drawings or photos; tell us the condition of the unit and we can start with a rough figure.
Residential restoration
Wallpaper, flooring, swapping fixtures and so on. Tell us the layout and the current condition and we can give a rough figure on the spot.
Office & shop restoration
Including works involving demolition and removal, and works that must satisfy building management rules. Drawings let us be more precise.
Small repairs & one-off jobs
A hole in the wall, a faulty door, a creaking floor. One spot is enough. "Would you do just this?" is a welcome question.
Helpful to have before we talk
- Where the property is, and the layout of the unit (as much as you know)
- Photos of the current condition (a phone photo is fine)
- Anything that affects timing, such as when you plan to list it again
