Extra work — your call

SYSTEM

We built the system so
you never wait for an update

Photos from site, how far the work has got, a question about extra work. What owners actually want to know is always the same: where does it stand right now? So that nobody has to dig through phone calls and email threads, we built our own business app, anken.ai, and we use it on real jobs, every day.

  • Before-and-after photos kept by property
  • Progress shared with photos
  • Extra work approved before it starts
  • Past records searchable in seconds

anken.ai puts jobs, schedules, estimates, invoices and orders in one place. We build it ourselves — the same people who run the jobs — so anything awkward to use, we can fix. We are also making it available to other contractors and property managers with the same problem. If that interests you, say so in the chat.

Our Way

How we
work

Quality of finish, and always knowing where things stand.
We keep the work running that way on purpose.

  1. 01

If extra work is needed, we ask before we start

There is always something you only find once the wall comes off. When extra work is needed, we send you the photos and wait for your decision before starting.

  2. 02

If the schedule may slip, we say so at the time

If it looks like we may not finish as planned, you hear it then — not at the last minute — and we rework the schedule with you. We do not carry on quietly.

  3. 03

We are still here after handover

If something bothers you after the work is done, we come back and put it right. That is why so many of the property managers and owners we work with stay with us.

  4. 04

    We can work across languages

Starting with our president, we speak English, Tagalog and Japanese directly, and other languages through translation where needed. We take on the conversations that tend to go wrong over language, like who pays for what.

MESSAGE

Nothing on site should come down to who said what.

Japanese is not my first language, and when I started in this business the hardest part was never the construction — it was the talking. Something gets agreed out loud, nothing is written down, and later the two sides remember it differently. That is just as hard on the client as it is on the crew.

Our job is to hand a building on to the next person. And to leave no unnecessary worry behind once we have. That is how we see our part in it.

What we take on

We quote after seeing the place

What restoration needs depends on how worn things are, the state of the substrate and the size of the rooms. A flat price list would only mislead, so we quote after a site visit. There is no charge for the estimate or the visit — and you do not need drawings or photos; tell us the condition of the unit and we can start with a rough figure.

Tell us about it first.

You do not need drawings or photos. Tell us the condition of the unit and when you need it done, and we can take it from there. Estimates and site visits are free.
